Monteith Construction builds exceptional commercial buildings like schools, hospitals, health centers, offices, and airports in the Carolinas. The Preconstruction Manager delivers full estimating services from start to finish on projects exceeding $2 million. This role suits an energetic self-starter with strong communication, problem-solving, and organizational skills.
Provide timely material take-offs, read and interpret plans, specifications, and addenda accurately. Review proposal specs, drawings, attend bid meetings to determine scope and estimate contents. Incorporate historical data from purchase orders and subcontracts into unit and man-hour figures.
Prepare complete takeoffs for multiple scopes, develop conceptual estimates and price work using production rates and subcontractor input. Coordinate total estimating efforts for assigned bids and projects, maintain backup files for figures. Communicate cost data with owners, contractors on project feasibility; follow awarded contracts including change orders.

Requirements
- Minimum 3-5 years experience in construction management or estimating
- Bachelor’s degree in Engineering, Construction Management or related field preferred
- Ability to create and sustain relationships with owners, architects, engineers, and subcontractors
- Excellent communication skills, both written and oral
- Attention to detail
- Ability to work independently
- Experience with electronic take-off software: Planswift, iSqFt, Bluebeam preferred
- Proficiency with Microsoft Office suite
Responsibilities

- Prepare estimates by calculating complete takeoff of multiple scopes of work
- Develop conceptual estimates
- Develop price work based on production rates and subcontractor input
- Coordinate total estimating effort for particular bids/projects
