Spotless Brands is a fast-paced, high-growth, private equity backed car wash conglomerate. Headquartered in Oakbrook Terrace, it operates 150 locations across 8 states and Washington D.C., including Flagship Carwash and Ultimate Shine Car Wash. The Construction Project Manager drives new developments from pre-development to grand opening in the North East region.

In the pre-development feasibility phase, support deal makers with site selection, market analysis, demographics, traffic, growth studies, site plan and building design. Provide strategy for land use, zoning entitlements, subdivision plat approvals, permits lists, Spotless Brands criteria, preliminary civil design, project schedules, budgeting, soft and hard cost estimating, public incentives review, and investment committee packages.

Lead the permitting phase with full ownership, assembling project teams of civil engineers, architects, and consultants. Conduct due diligence including title, survey, ESA, geotech, TIS, DOT, stormwater, wetlands, and city pre-app meetings. Manage final site plans, building elevations, entitlement applications, construction documents, equipment coordination, permits submission, GC bidding, and weekly coordination meetings.

Oversee construction phase with pre-con meetings, utility agreements for power, gas, water, sewer, and government authorities. Maintain project schedules, budgets, meeting minutes with critical tasks, and obtain approvals for property acquisition and loan closing. Negotiate GC/owner agreements while aligning with operations, legal, finance, and integration teams.

Requirements

  • Experience in pre-development feasibility including market analysis, demographics, traffic studies, and growth projections
  • Knowledge of land use, zoning entitlements, subdivision processes, and permitting strategies
  • Proficiency in civil design, site plans, building elevations, stormwater management, and wetlands assessments
  • Expertise in due diligence such as title, survey, ESA, geotech, TIS, and DOT pre-app meetings
  • Ability to prepare budgets, soft and hard cost estimates based on historical data, and investment committee packages
  • Familiarity with public incentives review, GC bidding, bid management, and construction document review
  • Skills in coordinating car wash equipment drawings with construction documents and entitlement applications

Responsibilities

  • Drive new car wash developments from pre-development feasibility to grand opening and project close out
  • Support site selection, market analysis, demographics, traffic, growth, site plan design, and building design
  • Provide strategy and process for land use, zoning entitlements, subdivision plat approvals, and required permits
  • Assemble project team including civil engineer, architect, and consultants for due diligence and permitting
  • Solicit, qualify, and manage general contractor bids; negotiate GC/owner construction agreements
  • Conduct weekly meetings with integration, operations, legal, finance, deal maker, architect, and civil engineer
  • Maintain meeting minutes with critical tasks and two-week outlook to adhere to schedule and budget
  • Lead construction phase including pre-con meetings and completion of utility agreements for power, gas, water, sewer
