U.S. Facilities, Inc., a consolidated facility management service company, is seeking a Building Site Manager for the Trenton, NJ location. This role handles daily physical maintenance, including monitoring, maintaining, adjusting, and repairing all building HVAC and plumbing systems and equipment. The goal is to ensure safe and smooth facility operations.

The Building Site Manager possesses developed expertise in HVAC, electrical, or plumbing. HVAC work includes installation, inspection, troubleshooting, and repair of boilers, chillers, pumps, air handlers, filters, valves, VAVs, unit ventilators, ductwork, compressors, and digital control systems. Plumbing tasks cover installations, modifications, and repairs to pipes, fittings, and drains.

Coordinate maintenance technicians' work assignments and generate daily, weekly, and monthly schedules using USF's CMMS. Ensure safety and compliance for USF technicians as a primary responsibility. Serve as the point person for all maintenance issues with superior customer service and communications.

Direct maintenance operations in facilities of at least 50,000 square feet. Lead advanced maintenance projects, developing scopes of work, schedules, and budgets. Use MS Office, CMMS, and project databases while understanding blueprints, schematics, and safety procedures.

Requirements

  • Developed and demonstrated expertise in HVAC, electrical, or plumbing
  • At least 5 years of recent experience directing maintenance operations in a similar facility of at least 50,000 square feet
  • Experience leading advanced maintenance projects, developing and writing scope of work, schedule, and budget
  • Experience using basic MS Office suite software, computerized maintenance management system, and maintaining project databases
  • Working knowledge of safety procedures for HVAC, electrical, plumbing, moving parts, and ladders
  • Ability to understand blueprints, schematics, and technical manuals
  • Possess a Black Seal Boiler License

Responsibilities

  • Monitor, maintain, adjust, and repair building HVAC and plumbing systems and equipment
  • Install, inspect, troubleshoot, and repair HVAC components including boilers, chillers, pumps, air handlers, filters, valves, VAVs, unit ventilators, ductwork, compressors, and digital control systems
  • Perform installations, modifications, and repairs to plumbing pipes, fittings, and drains
  • Coordinate maintenance technicians' work assignments
  • Generate daily, weekly, and monthly work schedules using USF's CMMS
  • Ensure safety and compliance of USF technicians
  • Provide superior customer service as the point person for all maintenance-related issues
