As Operations Construction Manager for the Central Netherlands portfolio, you lead preparation projects and CAPEX initiatives that deliver buildings aligned with customer requirements. The role optimizes asset value while improving satisfaction through strategic upgrades.
Each day involves coordinating tenant improvement projects ranging from technical system replacements to full-scale renovations. You manage permitting with local authorities, develop competitive bid packages, and oversee contractors to meet scope, budget, and schedule targets. Close partnership with the Real Estate & Customer Experience team ensures operational priorities stay balanced.
You work alongside Property and Asset Management teams in a fast-paced international environment. Stakeholder coordination spans consultants, contractors, customers, and regulatory agencies across concurrent projects in the Netherlands and Belgium. Technology tools such as MS Project and Smartsheet support tracking of budgets and performance.
Success creates opportunities to introduce Prologis Essentials solutions that enhance the customer experience. Identifying modernization and value engineering initiatives improves long-term portfolio performance. The position directly supports competitive advantage through efficient construction delivery.
Requirements
- 5+ years of experience in construction management, technical property management, or related commercial real estate project management roles.
- Experience managing tenant improvements, renovations, roofing, construction, or capital improvement projects within commercial real estate environments.
- Ability to manage multiple stakeholders, consultants, contractors, and external authorities across concurrent projects.
- Experience overseeing project budgets, schedules, procurement, and contractor performance.
- Proficiency with or ability to quickly learn technology tools including Excel, MS Project, Google Earth, ACAD Viewer, and Smartsheet.
- Fluent written and spoken Dutch and English communication skills required.
- Customer-focused mindset with the ability to identify and address customer needs.
Responsibilities
- Lead architects, consultants, contractors, and external partners in the planning and execution of tenant improvement and CAPEX projects across the Netherlands and Belgium portfolio.
- Manage technical and construction projects ranging from building system replacements and fit-outs to full building renovations, ensuring delivery on scope, budget, schedule, and quality expectations.
- Coordinate permitting processes and secure required approvals from local authorities and regulatory agencies.
- Develop, tender, negotiate, and manage competitive bid packages for tenant improvement and capital projects with a focus on cost, sustainability, service quality, and project timing.
- Partner effectively with Property and Asset Management teams to support portfolio performance, customer satisfaction, and operational excellence.
- Identify opportunities to maximize portfolio value through building upgrades, modernization initiatives, and value engineering solutions that improve long-term asset performance.
- Build trusted relationships with customers and proactively identify opportunities to introduce value-added products and services through the Prologis Essentials program.
