About this role
This role serves as the on-site Construction Manager as Advisor during construction. The individual acts as the owner’s representative for GSA providing full-time field oversight of a design-build chiller replacement project in an occupied historic federal building. The position is technically focused field-driven and highly visible.
The CM serves on site full time during active construction and closeout. Daily coordination occurs with the design-build contractor and GSA stakeholders while performing inspections of mechanical electrical and controls work. Contractor schedules look-aheads and progress updates are reviewed and monitored.
RFIs submittals and field issues are tracked using Kahua. Technical input is provided to GSA on changes time impacts and risk items. Close coordination with commissioning activities continues through turnover and project completion.
The role demands strong MEP exposure within occupied federal facilities. Daily inspections require clear defensible reporting on mechanical systems electrical coordination and BAS integration. HSPD-12 clearance supports work in this secure environment.
Requirements
- Minimum 5 years in a field PM owner’s rep or CMa role with strong MEP exposure
- Direct experience with HVAC or chiller plant replacement projects
- Experience working in occupied buildings preferably federal facilities
- Strong understanding of mechanical systems electrical coordination and BAS integration
- Ability to perform daily inspections and provide clear defensible reporting
- Prior or current HSPD-12 clearance required
