Requirements
- Ability to study specifications and plan construction procedures based on timelines and staffing
- Proficiency in identifying staffing needs and implementing construction procedures
- Skill in locating, evaluating, and selecting subcontractors, vendors, and suppliers
- Experience pricing work, drafting changes, and preparing change orders
- Capacity to schedule subcontractors, determine materials, equipment, and tools needed
- Knowledge of procurement to ensure timely delivery conforming to work schedules
- Competence in preparing reports like cost to complete, monthly billings, and progress tracking
- Authority to make on-site decisions on safety and quality without further approval
Responsibilities
- Function as the overall Site Manager during off rotation for the Site Manager
- Assist in developing scopes of work for review and approval
- Develop and manage project schedule; prepare estimates for self-performed work
- Function as Site Manager for small projects under $5 million
- Solicit prices from subcontractors, vendors, and suppliers; negotiate final prices and draft subcontracts
- Review all drawings including shop, architectural, and structural; maintain current sets
- Coordinate and manage on-site construction activities from pre-start-up to completion
- Establish and maintain high safety and quality standards; serve as on-site safety representative
