About this role

The Construction Manager will assist in the execution of ground-up developments and major repositioning projects across Welltower's Senior Housing portfolio, the largest of its kind in the world. This role delivers complex, multi-stakeholder projects on time, on budget, and at the quality standard residents and operating partners expect.

Day-to-day responsibilities include monitoring project schedules, budgets, and milestones, conducting regular site visits, and driving construction phasing plans that minimize resident impact. The role reviews contractor pay applications, change orders, and progress reports while pushing punch list completion and turnover readiness.

This is a combination office- and field-driven role working alongside leading senior living operators, design teams, and general contractors on Independent Living, Assisted Living, Memory Care, and Independent Living Cottages projects. The Construction Manager operates at the intersection of construction execution and operator coordination.

This position offers meaningful exposure to the full lifecycle of senior housing project delivery and a clear path for continued growth within Welltower's Development & Construction organization. Requirements

  • Experience managing ground-up developments and major repositioning projects, particularly in senior housing or healthcare
  • Proven ability to deliver complex, multi-stakeholder projects on time and on budget
  • Strong knowledge of construction schedules, budgets, and risk management
  • Familiarity with building codes, OSHA standards, ADA requirements, and state senior housing licensing regulations
  • Experience coordinating with operating partners on design input, operational requirements, and pre-opening planning
  • Ability to conduct regular site inspections and enforce quality assurance and safety programs
  • Proficiency in reviewing architectural and engineering drawings for coordination and value engineering
  • Previous work in a combination office- and field-driven construction management role

Responsibilities

  • Manage day-to-day execution of ground-up developments, major repositioning projects, and IL Cottage infill expansions across the Senior Housing portfolio
  • Monitor project schedules, budgets, and milestones, proactively identifying risks and implementing corrective actions
  • Conduct regular site visits and inspections to ensure work quality, safety compliance, and adherence to approved plans
  • Drive construction phasing plans for repositioning work in occupied communities, minimizing resident impact
  • Review contractor pay applications, change orders, and progress reports, providing recommendations to leadership
  • Support pre-construction planning including budgeting, scheduling, procurement strategy, and constructability review
  • Serve as primary field liaison between Welltower, general contractors, architects, engineers, and operating partners
  • Ensure all construction activities comply with building codes, OSHA standards, ADA requirements, and state senior housing licensing
